Priced at 10% of the annual rental income and including:
- A visit to your property to advise on the rental value/term you may achieve.
- A property specification sheet, including photographs and full information
of your property, displayed in our prominent window, opposite Macclesfield Railway station. Listings on Janhill.co.uk. and on Focus.net
- Arrangement of a To Let board subject to your approval.
- Accompanied viewings.
- Reference check on potential tenants indicating credit history,
and financial suitability.
No Hidden Charges – the fee is inclusive of all admin, sign boards, advertising etc.
Should the property be withdrawn from the market, the cost of the signage will be payable.
Once the property is let, we can continue to manage your property on a monthly basis providing a point of contact for your tenant and including arrangement of emergency repairs, on going maintenance works etc. The fee for this service is 10% of the monthly rental income.
Residential Lettings Service
Available at a capped rate of £500 per property, and including:
- A visit to your property to advise on the rental value you may achieve.
- A detailed property specification sheet, including photographs and full information of your property, displayed in our prominent window, opposite Macclesfield Railway station.

- A sign board on your property, subject to your approval.
- Accompanied viewings.
- Reference check on potential tenants indicating credit history,

- Assured Shorthold Tenancy Agreement - ensuring your tenants have signed
a binding comprehensive agreement.
- An inventory of the property.
- Information on deposit schemes helping you to comply with new legislation.
- Arrangement of tradesmen to carry out required electrical and gas checks.
- Transfer of utilities, council tax etc into tenants name.
Let Direct Lettings Service
An affordable letting service of £200.00, including:
- A visit to your property to advise on the rental value you may achieve
- Listings on Rightmove.co.uk - the UK's number one property website -
and on Janhill.co.uk.
- A sign board on your property, subject to your approval
- Information on a tenant referencing scheme, indicating tenant's credit history,
and their financial suitability.
- Provision of Assured Shorthold Tenancy Agreement.
- Provision of a blank inventory ready for you to complete, protecting you from potential disputes when your tenant leaves.
- Information on deposit schemes helping you to comply with the legal requirements.
- Contact details of local tradesmen to enable you to carry out required electrical and gas checks.
Asbestos Surveys
If you have maintenance or repair responsibilities for commercial premises or the common parts of domestic premises then you have a duty to manage the risk from asbestos by
- Finding out if there is asbestos in the premises, its amount and condition.
- Assessing the risk.
- Providing information on location and condition of the material to anyone liable
to work on or disturb it.
